Beckett Ridge HOA Board Meeting
January 17, 2012 at Tri-County Baptist Church
Call to Order
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Mark Morris, Debbie Olszowka, Sharon Palm, Terri McGill-Wong, and Burt Young. Representatives from Towne Properties and Brickman were also in attendance.
An owner from Tollbridge expressed concern regarding the look of a large planting bed that seems to be neglected. The Board agreed to have the Landscape Committee look into the area in question.
The Minutes of the Board of Trustees November meeting were approved with no changes.
Bob Wilson gave the report. He reviewed the maintenance schedule. He presented the Board with a proposal for turf removing a tree that has started to fall over along the creek that runs through Rollingwood. The Board reviewed the proposal and agreed to accept it.
Landscape Committee Report
Bruce Rankin gave the report. The committee will be meeting in February to determine their projects for the upcoming year.
Debi Perkins gave the report. The Board reviewed the current Management Report.
The Board reviewed and approved the current cash statement and delinquent status report. As of January 10, 2012, the delinquency amount was $51,150.
The Board reviewed the phone and email log from Towne Properties.
A.Rupp Farm Drainage – Update
Nothing further has been done on this project. The issue was tabled until the February meeting.
In December Board met with Butler County Engineers. The County plans to install a black mesh-type fence along the top of the culvert and on the wing walls. To extend the fence, the County required an easement from the Association which was executed by the Board president. The existing guardrail will be removed. The Association will be responsible for repairing the damaged sidewalk.
The Board reviewed the draft of the proposed resolution prohibiting storage sheds in Beckett Ridge. The resolution will grandfather in the handful of existing sheds that were approved by the Board via submission of an Improvement Application. The Board voted to accept the resolution. It will be sent to the Association’s attorney for his review.
A.Mill Creek Clean Up
Brickman updated the Board of the status of the clean-up of the creek that runs along the Mill Creek neighborhood. Several large items, including a sofa and a grocery cart, are stuck in the mud and need to be pulled out.
The auditing firm that the Association uses for its tax preparation and financial audit has suggested the Board consider doing a reserves study. This study will determine if there is enough money in the reserves. The Board agreed to form a committee to take on this task. Interested owners will be asked to be a part of the process. A notice will be included in the February newsletter.
The annual meeting will be held on March 20th. Four Board positions will be open. The first notice will be sent out at the end of January with the second notice going out at the end of February. The Board also agreed to allow a representative from The Community Foundation of West Chester/Liberty Township to do a short presentation.
The Board president from the Villages of Beckett Ridge Condominium Association shared with the Beckett Ridge Board a rendering of a proposed sign that he would like to install on the stone walls at the entrance to his community. The Board agreed as long as the colors used in the logo were consistent with the Beckett Ridge logo. Dave Burling agreed to send him the correct color choices.
There being no further business to come before the Board, the general meeting was adjourned at 7:54 p.m.
The next Board of Trustees Meeting will be held on Tuesday, February 21, 2012 at 6:30 p.m. at Tri-County Baptist Church. There will be no December meeting.
