Beckett Ridge HOA Board Meeting
May 15, 2012 at Tri-County Baptist Church
Call to Order
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Terri McGill-Wong, Mark Morris, Debbie Olszowka, Sharon Palm, and Burt Young. Dave Burling was absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
Two owners from Rupp Farm expressed concerns about the lack of drainage in the area behind their homes and Lake Beckett. Brickman has checked the drainage pipe and silt has built up so the water is not draining as quickly as it could, especially after a heavy rain. Brickman will clean out the area as soon as the ground is dry enough to bring in equipment. The Board will look into long-term solutions for this area.
The Minutes of the Board of Trustees April meeting were approved with one change.
Landscape Committee Report
Bruce Rankin gave the report. Brickman has started work on the plant replacements at the South Gateway. The irrigation work on the Beckett Road entrance way is progressing on schedule.
Bob Wilson gave the report. He reviewed the maintenance schedule. He presented the Board with one landscaping proposal. The Board tabled a decision on the work until the warranty issue with M&M is resolved.
Two new applications were reviewed. The Board approved all of the submitted requests.
Debi Perkins gave the report. The Board reviewed the current Management Report.
The Board reviewed and approved the current cash statement and delinquent status report. As of May 8, 2012, the delinquency amount was $78,425. The Board questioned the Prepaids on the financial report and how Towne shows the amount on the monthly financial statement. Debi suggested that members of the Board meet with Towne’s controller to discuss the issue and have their questions answered.
The Board reviewed the phone and email log from Towne Properties.
A. Trash in Common Areas adjacent to Millcreek and Deer Run
The Board met with Deer Run and discussed this issue. A meeting with Mill Creek will be set up as soon as they respond to Beckett’s request for a date and time.
B. Reserves Committee
A meeting has not yet been set up. The Board hopes to do so very soon.
C. Windbrook Trail Lights
Towne is awaiting a second bid on the needed work in this area.
There being no further business to come before the Board, the general meeting was adjourned at 8:04 p.m.
The next Board of Trustees Meeting will be held on Tuesday, June 19, 2012 at 6:30 p.m. at Tri-County Baptist Church.
