Beckett Ridge HOA Board Meeting
June 19, 2012 at Tri-County Baptist Church
Call to Order
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dave Burling, Dennis Bender, Mark Morris, Debbie Olszowka, Sharon Palm, and Burt Young. Terri McGill-Wong was absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
The Minutes of the Board of Trustees May meeting were approved as submitted.
Landscape Committee Report
Dave Burling gave the report. M & M Landscaping has agreed to honor their warranty on the plant material used at the South Gateway. A list of what will be replaced will be sent to the Board for their review.
Bob Wilson gave the report. He reviewed the maintenance schedule. He presented the Board with several landscaping proposals. The Board approved all of them with the exception of two which covered honeysuckle removal from the green belt on Rupp Farm and Eaglet. These areas are not maintained including trimming of vegetation. If the honeysuckle is up against an owner’s fence, the owner is free to trim away the honeysuckle on both sides of the fence but the Association will not pay for this expense. The Board instructed Towne to send letters to the two owners who requested this service and explain the reason why it will not be done.
Two new applications were reviewed. The Board approved all of the submitted requests.
Debi Perkins gave the report. The Board reviewed the current Management Report.
The Board reviewed and approved the current cash statement and delinquent status report. As of June 13, 2012, the delinquency amount was $75,549. Towne reported that 83 delinquent owners have now been turned over for collection.
The Board reviewed the phone and email log from Towne Properties.
A. Trash in Common Areas adjacent to Millcreek and Deer Run
The Beckett Board met with the Millcreek Board to discuss keeping the creek clear of trash. It was a good meeting and the Beckett Board is confident that with the co-operation of both the Deer Run Board and the Millcreek Board there should be no further incidents of the creek being blocked by trash.
B. Reserves Committee
A meeting has not yet been set up. The Board hopes to do this in July
C. Windbrook Trail Lights
The Board reviewed two bids for the repairs. The bid from Hilltop Electric was accepted. The Board also agreed to have Hilltop do a light inspection in the community.
There being no further business to come before the Board, the general meeting was adjourned at 8:14 p.m.
The next Board of Trustees Meeting will be held on Tuesday, July 17, 2012 at 6:30 p.m. at Tri-County Baptist Church.
