Beckett Ridge HOA Board Meeting
February 19, 2013 at Tri-County Baptist Church
Call to Order
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Mark Morris, and Burt Young. Terri McGill-Wong, Debbie Olszowka, and Sharon Palm were absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
Homeowner Requests/Concerns – none
The Minutes of the Board of Trustees January meeting were approved with a minor change.
Landscape Committee Report
Bruce Rankin gave the report. The committee has developed the bid specs for the West Gateway (Beckett Road entrance). Towne will send out the bid packets to the different contactors. The committee has also started working up ideas for the different neighborhood entrances as well as plan for replacing some of the dead/dying trees on the Boulevard.
Bob Wilson gave the report. He reviewed the maintenance schedule. The Board approved two proposals including one for removing a downed tree in the common area by Mill Creek and the other one for removing forty dead trees and stumps located in common areas throughout Beckett Ridge.
One application was submitted and conditionally approved by the Board. The owner will be notified by Towne.
Debi Perkins gave the report. The Board reviewed the current Management Report.
The Board reviewed and approved the current cash statement and delinquent status report.
Phone Log/Violation Log
The Board reviewed the logs from Towne Properties.
A. Annual Meeting Notice and Agenda Suggestions
The first annual meeting notice has been sent out. The second notice will be mailed the first part of March. The Board agreed to put on the agenda the creation of a violations committee, and adoption of a new sign policy and a fining policy.
- A. Payment Plan Criteria
The Board agreed that all payment plan requests must be in writing stating the reason why the request is being made; the requested length of the plan and the requested payment amount. An owner can make the request via Towne Properties or come to a Board meeting and make the request in person. Payment plans must be renewed each year.
- B. 2013 Maintenance Projects
The Board agreed to have Towne start soliciting bids for paving the third part of the walking path; painting the fence at the Retreat entrance; cleaning the mildew off the stone entrance walls, and to repair the lights on Windbrook Trail.
There being no further business to come before the Board, the general meeting was adjourned at 7:35 p.m.
The next Board of Trustees Meeting will be held on Tuesday, March 19, 2013 at 6:30 p.m. at Tri-CountyBaptistChurch. The annual meeting will begin promptly at 7:30 p.m.
