Beckett Ridge HOA Board Meeting
August 20, 2013 at Tri-County Baptist Church
Call to Order/Attendance
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Terri McGill-Wong, Mark Morris, Debbie Olszowka, Sharon Palm and Burt Young. Representative from Towne Properties was also in attendance.
The Minutes of the Board of Trustees July meeting were approved as written.
Homeowner Requests/Concerns – One owner expressed concern about the proposed YMCA on the corner of Union Centre Blvd and Beckett Road. The Board stated that the Beckett Ridge Association has nothing to do with land or the planned development.
Landscape Committee – the Board, meeting in Executive Session on July 16, 2013 voted to immediately disband the Beckett Ridge Landscape Committee. Notice was sent to the Committee Chairpersons of the Board’s decision and the reasons for the decision.
Bob Wilson was absent. The Board reviewed the pre-submitted maintenance schedule. The Board approved a proposal to clean out a drain at the end of Eagle Ridge as well as one along the Boulevard by Four Corners. The proposals cutting back the brush at Mill Creek and removing the dead trees along the Boulevard were tabled until September.
The Board reviewed and approved the current cash statement and delinquent status report
The Board reviewed the logs from Towne Properties.
A. 2013 Maintenance Projects
1. Fence Replacement – completed.
2. Rollingwood Entrance – Dennis Bender reviewed the scope of work proposal from Kleingers as well as the map for the proposed work. The Board agreed to accept the proposal and fee of $4,800.00. Dennis executed the contract.
B. Windbrook Trail Street Lights – the Board agreed to get bids for replacing these lights; one bid has been received, Towne will get another bid for review at the September meeting.
C. West Gateway Planting – part of the Board met with Brickman on August 13th to review the West Gateway plantings and to discuss what needs to be done. Burt Young updated the rest of the Board on what was discussed. Brickman agreed to replace the plants that were missing and/or have died and are under warranty. Brickman will also credit any plants that were not planted. The Board agreed to take no action on the area until next spring and then determine what should be done, if anything. Additionally, the Board asked Brickman to provide floral plans for the main entrances of Beckett Ridge with a cost estimate so that decisions on what will be planted can be made early in the new year. Brickman will utilize the services of their in-house landscape architect to do the work.
- Community Restrictions – Utility Trailers – the Board voted to amend the current community restrictions to include prohibiting utility trailers. Towne will amend the verbage and have the updated copy put on the website.
- Proposed Walking Path Extension – Dennis Bender met with Mike Juengling, Community Development Director for West Chester. Mr. Juengling shared with Dennis the proposed plan for extending the walking path from Beckett Office Park up to Beckett Ridge Boulevard. The plans call for a asphalt path that will be 8′ wide and will run along Smith Road, across Rt. 747 and Beckett Road, connecting with the hiker/biker path at the Beckett Ridge Boulevard. A drainage ditch between the Boulevard and Beckett Road will be relocated. The path will be placed in the current easements. The path will be located approximately 6′ from the edge of the road. The Board reviewed the map that was provided.
There being no further business to come before the Board, the general meeting was adjourned at 7:25 p.m.
