Beckett Ridge HOA Board Meeting
July 16, 2013 at Tri-County Baptist Church
Call to Order/Attendance
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Terri McGill-Wong, Mark Morris, Sharon Palm and Burt Young. Debbie Olszowka was absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
The Minutes of the Board of Trustees June meeting were approved with one change.
Homeowner Requests/Concerns – Two owners expressed concern about the drains at the end of Eagle Ridge. There appears to be debris at the opening of the drain pipe which is causing the water to backup. The Board told the owners that Brickman would check on them and make a recommendation to the Board.
Bruce Rankin gave the report. The work on the West Gateway is finished. He met with Brickman to review the work and noted several areas of concern. He gave the Board the breakdown of what work needs to be completed before the committee felt satisfied about signing off on the project.
Bob Wilson gave the report. He reviewed the maintenance schedule. The Board approved a proposal to clean out a drain at the end of Eagle Ridge. The proposals cutting back the brush at Mill Creek and removing the dead trees along the Boulevard were tabled until August.
The Board reviewed and approved the current cash statement and delinquent status report
The Board reviewed the logs from Towne Properties.
A. 2013 Maintenance Projects
1. Fence Replacement – work to be done August 1, 2013. Letters were sent to the owners who have connected their fences to this section of fence.
2. Rollingwood Entrance – signed contract and retainer have been sent to Kleingers.
B. Windbrook Trail Street Lights – the Board agreed to get bids for replacing these lights; to date no bids have been received
C. Beautification Committee/Fining Policy for Violations – Towne reviewed the new forms that will now be used in conjunction with the fining policy. Anyone making a complaint about a violation will need to fill out a complaint form. No anonymous complaints will be investigated. If an owner calls in with a complaint they will be sent the official complaint form that must be filled out and signed. Board agreed to hear fining appeals during the course of the regular monthly Board meeting. The Board asked Towne to find out from the Association’s attorney when the fine can be added to an owner’s account.
There being no further business to come before the Board, the general meeting was adjourned at 8:05 p.m.
The next Board of Trustees Meeting will be held on Tuesday, August 20, 2013 at 6:30 p.m. at Tri-CountyBaptistChurch.
