Beckett Ridge HOA Board Meeting
May 21, 2013 at Tri-County Baptist Church
Call to Order/Attendance
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Terri McGill-Wong, Mark Morris, Debbie Olszowka, Sharon Palm and Burt Young. Representatives from Towne Properties and Brickman were also in attendance.
The Minutes of the Board of Trustees April meeting were approved with no changes
Homeowner Requests/Concerns – none
Six applications were submitted. One application for a shed was denied as sheds are not permitted at Beckett Ridge. Two applications for fences were denied by the Board. Fences must be placed along the perimeter of the property and they must be split-rail. The Board will reconsider these applications once more information is obtained. An application for exterior paint change was approved. A request for solar panels was tabled until it can be reviewed by the Association’s attorney. The Board is in the process of adopting a solar panel policy. Towne will notify all owners of the Board’s decisions.
Bruce Rankin gave the report. The work on the West Gateway has begun.
Bob Wilson gave the report. He reviewed the maintenance schedule. The Board approved the proposals for removing and replacing nine (9) trees on the Boulevard berms.
The Board reviewed and approved the current cash statement and delinquent status report. The Board reviewed a late fee waiver request from an owner. Towne will notify the owner of the Board’s decision.

- A. 2013 Maintenance Projects
1. Fence Replacement – Towne met with four contractors to obtain bids for replacing the white board fence by the entrance to the Retreat section. The Board voted to accept the bid from Mills Fence. The fence will be replaced with a three- rail, white vinyl fence with a mesh liner.
2. Walking Path – the Board voted to approve the bid from CA Stempfley to pave the path from St. Andrews over to Rollingwood.
3. Rollingwood Entrance – the Board will be meeting with a local engineer to have the property surveyed and to have a plan drafted. The Board anticipates the project will be put out for bid in August with work to begin in fall.
A. Monthly Payment Plan – Mark Morris approached the Beckett Board about accepting prepaid payments for the annual Beckett assessment from BR residents who also pay a monthly fee. He said several owners in his community of Villages of Beckett Ridge have expressed a wish to be able to do this in an effort to reduce their financial burden at the first of the year. The Board discussed the idea at length but could not come up with a viable plan. They tabled further discussion until the June meeting so more thought could be given on the subject.
There being no further business to come before the Board, the general meeting was adjourned at 8:01 p.m.
