Beckett Ridge HOA Board Meeting
September, 2013 at Tri-County Baptist Church
Call to Order/Attendance
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Dave Burling, Mark Morris, Debbie Olszowka, Sharon Palm and Burt Young. Terri McGill-Wong was absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
The Minutes of the Board of Trustees August meeting were approved as written.
Homeowner Requests/Concerns – None
The Board reviewed the two applications submitted. The owners of one of the applications were in attendance and the Board clarified some questions about their application for a replacement fence. The Board approved both applications. Towne will notify the owners.
Bob Wilson reviewed the maintenance calendar with the Board. He went over the submitted proposals which were approved by the Board. He told the Board that the warranty replacements for the West Gateway will be installed in October. The imprelis damaged trees have been removed. Bob will send to the Board via email the map showing the location of the trees that have been removed and the proposed replacement. If the Board approves of the plan, they can vote via email so the work can be scheduled. Bob also gave to the Board the map detailing the locations of numerous dead trees and stumps in the common areas especially along Beckett Ridge Boulevards. Due to the large number of trees involved, the Board agreed to bid out the tree removal/stump grinding project. Brickman will mark the location of each tree/stump so other contractors will know what to bid. There are approximately 110 trees and 30 stumps that will need to be removed.
The Board reviewed and approved the current cash statement and delinquent status report
A. 2013 Maintenance Projects
1. Rollingwood Entrance – Dennis Bender reviewed with the Board the preliminary plans for the area. Kleingers will put together the bid packets for Towne to send out by the end of September. The goal is to have bids back by the October meeting so a contract can be signed and the work begin on the land clearing and new wall construction as soon as possible.
B. Windbrook Trail Street Lights – the Board agreed to get bids for replacing these lights;
bids will be reviewed at the October meeting.
- Architectural Control Review – the Board agreed to meet with Tex Zimmel who is currently in charge of Beckett’s architectural control committee. The Board wants to acknowledge Tex’s years of service to the community and to put in place a transition plan for when Tex retires from the position. It was agreed that Burt and Dennis will meet with Tex.
- Development of Gof Club Land – rumors have surfaced in recent weeks about plans for the Beckett Ridge Golf Club to sell of land surround the country club building for development of condominiums. The Association’s attorney contacted West Chester Township’s Community Development Director who told him that there have been some inquiries but nothing definite. If an application would be filed to do this by law every property owner within 200 feet of the property in question would be notified of the application and the scheduled zoning hearing.
There being no further business to come before the Board, the general meeting was adjourned at 7:50 p.m.
The next Board of Trustees Meeting will be held on Tuesday, October 15, 2013 at 6:30 p.m. at Tri-CountyBaptistChurch.
