Beckett Ridge HOA Board Meeting
April 15, 2014 at Tri-County Baptist Church
Call to Order/Attendance
Dennis Bender called the meeting to order at 6:30 p.m.
Board Members present were Dennis Bender, Terri McGill-Wong, Mark Morris, Debbie Olszowka, Sharon Palm, and Burt Young. Dave Burling, was absent with notice. Representatives from Towne Properties and Brickman were also in attendance.
The Minutes of the Board of Trustees March meeting were approved as written.
Homeowner Requests/Concerns – Jane Wenning, John Richardson and Paulette Miller-Singer were in attendance. They gave the Board a proposal with several ideas about marketing the Beckett Ridge community.
Architectural Control – one which was approved
Bob Wilson reviewed the maintenance calendar with the Board. Several proposals were submitted for the Board’s review and decision. The Board approved the proposals. The proposal to replace the playground mulch at VC1 was tabled.
The Board reviewed and approved the current cash statement and delinquent status report.
The Board reviewed the log.
A. 2013 Maintenance Projects
1. Rollingwood Entrance – work on the wall has been completed. The Board approved paying the contractor’s invoice of $34,875. Still to be done is moving the electrical panel to an accessible area behind the wall. The Board also requested a bid for adding an erosion mat on the north slope and additional rip rap on the south slope.
2. Windbrook Trail Street Lights –a bid was received to replace the bulb and ballast in one light fixture; Towne has solicited another bid
3. Saratoga Farms playground – Towne has requested bids for painting the equipment from three contractors. One declined and the remaining two will schedule times to go out and take a look at the equipment
A. Community Newsletter – the Board turned in their articles for inclusion in the next community newsletter. The goal is to have it mailed by the first of May.
B. Creek Bend Drainage – an owner submitted photos of flooding from the recent heavy rains. Debris washed downstream had clogged up the opening of the drain at the corner of Wood Glen and Creek Bend. The Board agreed to set up a meeting with Butler County Engineers to discuss possible solutions for correcting the problem.
C. Turf Damage by Lake Beckett – Bob Wilson confirmed that the turf in the common areas along Lakota West Drive is being torn up by ATVs and dirt bikes. He said there are deep ruts in some areas which will make it very difficult to mow. Towne notified the WC Police who looked at the area and promised to step up patrols in the area. The Board agreed to send letters to all the owners in that area of Beckett updating them on the problem and asking them to report any activity to the police.
There being no further business to come before the Board, the general meeting was adjourned at 8:20 p.m.
The next Board of Trustees Meeting will be held on Tuesday, May 20, 2014 at 6:30 p.m. at Tri-County Baptist Church.
