Beckett Ridge HOA Board Meeting
May 19, 2015 at VBR Clubhouse
Call to Order/Attendance
Debbie Olszowka called the meeting to order at 6:40 p.m.
Board Members present were Dennis Bender, Dave Burling, Russell Devane, Terri McGill-Wong, Mark Morris and Debbie Olszowka. Sharon Palm was absent. Representatives from Towne Properties and GroundsPro were also in attendance.
The Minutes of the Board of Trustees April meeting were approved.
Homeowner Requests/Concerns – none
Three applications were reviewed. All were approved. Towne will notify the owners.
Grounds Pro Tony Wilson gave the report. He reviewed the maintenance schedule and three proposals for various projects including tree removals. The Board approved all proposals.
The Board reviewed and approved the current cash statement and delinquent status report. The delinquency amount as of 5/12/15, was $ 77,257 which represents 102 owners. The Board unanimously approved a motion to file a lien on any owner whose Beckett Ridge account remains delinquent in an amount over $150 and who has not made arrangements for a payment plan. Owners who owe one thousand dollars or more will be reviewed separately by the Association’s attorney for possible foreclosure action.
- Community Violations- the Board drafted the email request to be sent to the Association’s membership requesting volunteers for a violations committee. It was further discussed about educational opportunities for the membership to learn about activities that may be a violation. The Board reviewed two violation complaint forms. They determined one was not a legitimate violation and the second one needs more information before the Board takes action.
- Updating the Community Restrictions – tabled until the June meeting
- Maintenance Proposals – The Board reviewed the proposals from Cornerstone Development for removing the wood fence along the walking path by the Woods of Beckett entry. Although the fence is secure, it is unsightly and the drainage area protected by the fence is overgrown and needs to be cleaned out. The Board voted to accept the proposal in the amount of $10,145 which includes removal of the old fence, clearing away some of the trees and brush from the drainage area, installation of rip rap to shore up the edge of the path and finally installation of a 4 x 40 black metal fence similar to the one installed at Rollingwood.
- Community Signage – the Board discussed ideas for installing neighborhood signage throughout Beckett Ridge. Most of the original neighborhood signs have been removed. The Board would like to incorporate the new Beckett Ridge logo on the signs and have a consistent look on all the signs. Dennis Bender volunteered to start looking at some options and getting some quotes for the Board’s review at the July meeting.
There being no further business to come before the Board, the meeting was adjourned at 8:02 p.m.
Next Meeting – The next Board of Trustees Meeting will be held on Tuesday, June 16, 2015 at 6:30 p.m. at Tri-County Baptist Church.
